Asphalt and Concrete Paving in Windsor

Rich's Paving does asphalt paving in Windsor, CA, from the blocks around the Town Green out to the vineyard roads. Most of the town went up after Windsor incorporated in 1992. The biggest wave of homes came in the 1990s, and more followed through the 2000s. That puts a lot of local driveways at 25 to 35 years old. At that age asphalt goes gray and starts cracking along the edges. Owners here are hitting the first real replacement or resurfacing cycle on those driveways. We work out of Petaluma, about half an hour south on Highway 101, and have paved Sonoma County since 1988.

Windsor sits nine miles north of Santa Rosa, with farm and vineyard land right at the town line. Voters set an urban growth boundary in 1998 and renewed it in 2017. The subdivisions stay compact, and open country starts a block or two past the last house. So the work here splits two ways. There are subdivision driveways off Old Redwood Highway, and long rural drives off Shiloh Road and Faught Road. We handle both with our own paving equipment and crew, starting with asphalt driveway paving at the house. The family runs the crew on every job.

Driveways in Windsor's 1990s and 2000s subdivisions

Whole streets in East Windsor and around Shiloh went in during the 1990s build out. Those driveways were paved once and sealed a few times, then mostly left alone. Hot dry summers pull the oil out of asphalt year after year. The surface goes gray and brittle, and hairline cracks spread across it. Asphalt sealcoating slows that down while the pavement under it is still sound. Once it has faded and cracked across the whole surface, driveway resurfacing puts new asphalt over the old base.

Once the cracks connect and the edges crumble, sealer will not hold them. We saw out the failed sections and patch them back, which is normal asphalt repair. If the base underneath is soft, the fix has to go deeper than the surface. Clay soil swells through the wet months and shrinks again by August. Pavement on a thin base moves with it and cracks in the same places every year.

Rural and vineyard driveways outside town

The growth boundary keeps Windsor compact, so open ground shows up fast. Past the town edge there are vineyard rows and oak hills, with parcels off Faught Road near Shiloh Ranch. Those driveways run long, and plenty of them are still rock. The longer ones serve several parcels, which is vineyard road paving work. We grade and rebuild gravel driveways, and we pave them when an owner wants a hard surface.

A long driveway lives on its base and its drainage. Winter runoff off the hills will undercut pavement that has nowhere to send water. We set the grade and shoulders first, then pave over a base built for the load. We run the same equipment north to Healdsburg and south into Santa Rosa, so Windsor is a short move. Send the length and current surface when you get a paving estimate.

Windsor FAQ

Questions From Windsor Property Owners

A few of the questions we hear most around Windsor. Don't see yours? Give us a call.

Call (707) 217-0835

What affects the price of an asphalt driveway in Windsor?
Size and thickness matter most. After that it is the base. A 1990s driveway with solid gravel under it can often take an overlay. One sitting on soft or wet ground needs a dig out first, which costs more. Access counts too, since long rural drives take more material and more trucking.
What parts of Windsor do you cover?
All of 95492. That includes Old Downtown, Town Green Village, East and West Windsor, the Shiloh area, and the Foothills. We also pave rural parcels off Old Redwood Highway and Faught Road. Windsor sits between Santa Rosa and Healdsburg, and we work in both.
When can you pave in Windsor?
Late spring through fall is the main window. Hot asphalt needs dry ground and warm weather to compact the way it should. Winter rain shuts new paving down, though we can still patch and work on drainage. The dry months book up, so call ahead.
