Parking Lot Striping
We stripe and restripe commercial lots across Sonoma County. Standard stalls, ADA spaces with access aisles, fire lanes, arrows and stencils.
Rich's Paving has handled commercial paving and parking lot paving in Petaluma and Sonoma County since 1988. We pave and stripe complete lots for offices, apartment complexes, retail centers, business parks and winery properties. Rich's Paving is a third generation family paving company, and the family works the crew today. We run our own paving equipment and crew, so the paver, rollers and dump trucks follow our schedule.
A parking lot is the first thing a customer sees, and worn pavement reads as a neglected property. Potholes and faded lines create trip hazards, and tenants usually notice them before anyone tells you. Commercial paving carries loaded delivery trucks and constant turning, which is far more weight than a home driveway. We build the lot for that load, and we handle asphalt repair when an older surface starts breaking up.

A parking lot fails from the bottom up, so most of the real work happens before the asphalt arrives. We grade the subgrade, set the aggregate base and compact it in lifts until the ground stops moving. Asphalt thickness then follows the traffic, so drive lanes and truck routes get more depth than employee stalls. We roll the mat while it is still hot, since that is when asphalt compacts and locks together.
A worn lot does not always need a full tear out, since the base decides what the lot needs. If the base is still solid, parking lot resurfacing with an asphalt overlay buys years for less money. If the base has failed, we cut out the bad section and rebuild it from the dirt up. Curbs, walkways and equipment pads are concrete work, and we pour concrete driveways and flatwork on the same site.
Commercial property in the North Bay covers a wide range of buildings, tenants and daily parking demands. We pave and stripe lots at apartment complexes, business parks, retail centers and HOA properties around Petaluma. Wineries and tasting rooms are their own kind of job, with visitor parking and truck access to plan around. A tasting room lot needs turning room for delivery trucks and a clear walking path for guests on foot. We also take commercial lot work across the bridge in the East Bay, including Richmond, Oakland and Hayward, and down the Peninsula in South San Francisco.
Winters here are wet, and much of Sonoma County sits on heavy clay adobe soil that moves. That soil swells when it soaks and shrinks when it dries, which cracks asphalt built on a thin base. We set the grades so runoff reaches the inlets and catch basins instead of pooling in the drive lanes. Water that sits through a wet winter is what becomes a pothole by the following spring.
Most commercial lots get paved in sections, so the property keeps running while the work moves across it. We pave one half, let it cool, then move to the other half once traffic can cross safely. Tenants and customers keep a way in and out for the length of the job, including delivery trucks. For retail and office lots we can work around your busiest hours, and we set the dates with you first.
New asphalt takes traffic within hours, and we time the line striping once the surface is ready for paint. Layout comes with the parking lot striping, including directional arrows, fire lanes, no parking zones and ADA stalls with access aisles. Asphalt sealcoating is a separate visit later on, and it slows the drying that hot Sonoma County summers cause. (707) 217-0835From the first site visit to the final pass of the roller, here is how it goes.
We come see the site: the old surface, the ground under it, how water moves, and what the job really takes. No blind quotes over the phone.
You get a written estimate with a real number and a real timeline. It covers what is included, from grading and base rock to the finished surface, and it holds unless the scope changes.
Our own crew and equipment show up when we said and build the job the way we quoted it. Base first, then the surface, compacted and finished right.
Before we call a job done, we walk it with you. Clean edges, solid compaction, water running where it should. Done means you say it is done.

Most companies do one or the other. We install both, so you get a recommendation based on your property, not on the only material a contractor happens to sell.
